Waterfront terminology can make a simple property search feel complicated. These are the short versions, with links when you want the deeper explanation.

What does Gulf access mean?A navigable water route connects the property toward the river/Gulf. The route may still include bridges, locks, speed zones and substantial travel time. More →
What is sailboat access?Generally, the route does not require passing under a fixed bridge. Still verify the specific route, water depth, dock/lift and boat fit.
What is a freshwater canal?An inland canal or lake system that does not provide a navigable route to the Gulf. It can still offer water views and recreational use.
Why do bridge heights matter?Your boat needs enough vertical clearance on the actual route. Boat air draft and configuration matter.
Is every Gulf-access property equally convenient?No. Canal distance, speed restrictions, locks and route can make the boating experience very different. More →
Does an existing lift mean my boat fits?No. Capacity, beam, bunks, configuration and condition all need to match the boat.
What is rear/property exposure?The compass direction the rear outdoor side of the home faces. It can affect when the lanai or pool receives sun, afternoon heat and sunset light.
Should a seawall be inspected?When condition raises questions, a qualified seawall/marine professional or engineer may be appropriate. Normal real-estate observations are not a structural evaluation.
